The Modular Shell™ is our unique solution to bring modular methods into the mainstream building market and to promote sustainability. Here's how:

• Providing a sustainable envelope for the same cost as conventional envelope.
• Allowing the client the option to install the finishes onsite with conventional contractors. This flexibility allows for the customary local general contractor and sub contractors to manage and maintain the process involved with custom requests.
• Saves time and money for a General Contractor, Owner, Builder, and Subcontractors, removing a lengthy step, allowing energies to be focused on other key priorities of a project.
• Promoting business for the General Contractor allowing him/her to increase their work volume without on-site staff or management increases.
• *Prices start at $49 per square foot of built space, this price is for the most basic Modular Shell™ design and FOB the factory.

What Modular Shell™ includes:

• State and factory approval drawings for the modular shell.
• Meeting government energy requirements. Exceeding your local energy requirements, Green Point Rater, or LEED points, are all possible at an additional cost.
• A time schedule and check off list of your responsibilities.
• The structural building components within the modular shell as designed and engineered for your project.
• Recycled sheetrock installed, taped, and ready for floating and finishing.
• All enclosed designed sub-trades i.e. plumbing, electrical, fire sprinklers, insulation. Radiant floor heating is optional and an additional cost.
• Natural day lighting with sun tunnel or skylights is optional and an additional cost.
• Factory standard exterior doors and windows are included.
• Any and all of the options available with conventional construction methods are available for modular building.
• All of the necessary contract documents required to transport, set and connect the modular shell and finish the project to the proposed level of completion.
• ** Location and accessibility to the site can be a factor in determining whether or not a Modular Shell™ system is viable for the project; this can also have a profound effect on the end costs of a project.

* The $49 per square foot price is conditional upon an order of a minimum of 1400 square foot project, no wider than 30 ft, no longer than 60 ft. Includes 8 foot interior flat ceilings, site installed roof structure, minimum rough-ins for plumbing and electrical to meet Code, ½ inch sheet rock with tape only, vinyl XO windows NTE 15% glazing to exterior wall ratio, insulation to meet code, 2 basic 36” exterior doors . Exclusions include but are not limited to: shop drawings, design costs, engineering costs, all site prep work, utilities to the building and the connection of them, the foundation, the garage walls and floor, HVAC, all exterior and interior finishes, equipment, appliances, and roofing coverings.
